The situation
What you're actually dealing with
A fence fails at the posts. The boards and panels are what you see, but a fence stands or falls on what happens where each post meets the ground, and that is where almost every fence in this climate gives out first.
Wood posts rot at grade, right at the line where soil, water and air meet. A post set in a concrete collar that sheds water away holds up for years; one set so the concrete cups water against the wood can rot out long before the boards above it look tired. Gates fail the same way, only faster, because a gate adds a moving load to a single post and sags as soon as that post or its framing gives.
So the posts and the gate framing get the attention first, whether we are building new or repairing what you have. If only a few boards or one sagging gate need fixing, Best Pro will tell you that rather than quoting a whole new fence.

- Grade and slope handled by stepping or racking the fence to follow the ground

How a fencing job runs
Step 1
Site visit and layout
We walk the line with you, look at the grade and the gate locations, and talk through height, style and material. Where the fence runs along a property line, this is also where that question comes up.
Step 2
Written scope and locate
Material, height, post spacing and gate detail in writing. Before a hole is dug, underground utilities are marked through the free 811 locate service.
Step 3
Removal and post setting
The old fence comes out if there is one, then the posts go in. This is the step that decides how long the fence lasts, so it is not rushed.
Step 4
Rails and boards
Rails, then pickets or panels, kept level along the top line or stepped to follow the slope.
Step 5
Gates
Gates are framed and braced so they stay square, then hung and adjusted so they swing freely and latch cleanly.
Step 6
Walkthrough
We walk the finished fence with you and check every gate before calling it done.

Materials and choices
Straight guidance on what suits this climate and this housing stock, including where the cheaper option is genuinely fine.
- Cedar
- The most common fence in the south Sound, and for good reason. Western red cedar is naturally resistant to rot and looks good new. Left alone it weathers to silver-grey; a stain every few years holds the color and slows that down.
- Vinyl
- No painting or staining, ever, and it will not rot. Higher cost up front and fewer style choices than wood, but close to maintenance-free in a climate that is hard on anything organic.
- Gates
- Single walk gates, double gates for vehicle or equipment access, and anything in between. A wide double gate needs heavier posts and a drop rod to stay true, and it is priced accordingly.
- Repair instead of replace
- If the posts are sound, replacing damaged boards or re-hanging a gate is a far smaller job than a new fence. The posts get checked first so you know which one you are looking at.

Fencing questions, answered
Most residential fences below about seven feet do not need a building permit under the residential code, but local zoning sets height limits, often lower in a front yard, and some neighbourhoods and HOAs add rules of their own. Best Pro Contractors confirms the requirements with your jurisdiction as part of the written quote.
Cedar costs less up front, looks natural and is the most common choice here, but it needs a stain every few years to hold its color. Vinyl costs more but needs essentially no maintenance and will not rot. Both last well when the posts are set properly, which matters more than the choice of material.
Usually not. A sagging gate is most often a gate that was never properly braced or a hinge post that has loosened or rotted. Re-framing the gate or replacing that one post is a much smaller job than a new fence.
