The situation
What you're actually dealing with
A flooring installation is only as good as the subfloor underneath it. Levelling, moisture control and proper underlayment are what separate a floor that stays flat and quiet from one that cups, gaps or squeaks within a year.
Older homes across Tacoma and Pierce County were built over crawl spaces, and crawl spaces in this region hold moisture. That moisture moves up through the subfloor and into whatever is laid on top of it. A hardwood floor installed without checking the moisture content of the subfloor will cup, and no installer can fix that afterward without pulling it back up.
So the first thing that happens on a flooring job here is a look underneath. If the crawl space vapor barrier is torn or missing, that gets addressed before the floor goes down, because it is far cheaper now than after.

How a flooring job runs
Step 1
Measure and material selection
We measure the space, talk through how the rooms get used, and identify which products are appropriate for the subfloor and the moisture conditions in your home.
Step 2
Acclimation
Wood and some laminate products need to sit in the house before installation so they reach equilibrium with the indoor humidity. Skipping this causes gapping later.
Step 3
Demolition and subfloor prep
Old flooring out, subfloor inspected, levelled and repaired. Squeaks get fixed at this stage, since it is the only time they can be.
Step 4
Installation
Layout planned so the seams and plank direction work with the room's light and sightlines, then installed to spec.
Step 5
Trim and finish
Transitions, baseboards and shoe molding, then a final clean.

Materials and choices
Straight guidance on what suits this climate and this housing stock, including where the cheaper option is genuinely fine.
- Luxury vinyl plank
- The most practical choice for most of this market. Fully waterproof, tolerant of the moisture conditions in older Pierce County homes, and durable against pets and kids. It is what most people should be looking at first.
- Hardwood
- Solid or engineered. Engineered is the safer specification over a crawl space here because it handles seasonal moisture movement far better than solid wood.
- Laminate
- A budget-conscious option with good wear resistance, but genuinely unforgiving about standing water. Not the right answer for a bathroom or a laundry room.
- Tile
- The correct choice for bathrooms, entries and mudrooms. Requires proper substrate and, on some installations, an uncoupling membrane to prevent cracking.

Sometimes, depending on the existing material, its condition and the finished height at doorways and appliances. It is assessed during the estimate, because installing over an unsound floor transfers every one of its problems to the new one.
