What you're actually dealing with

A roof replacement is a tear-off down to the deck, a check of the sheathing underneath, and a new weather barrier and shingle system installed over it. Everything else about a roofing quote is detail on top of those four steps.

In the south Sound, roofs rarely fail all at once. They fail at the edges. Constant winter wet keeps fascia and rake boards damp for months, moss takes hold on the north slopes, and the granules wash off the shingles into the gutters. What a typical job includes

This is the standard scope. Yours is written out and agreed before anything starts.

  • Full tear-off of the existing roofing down to the deck, with disposal
  • Inspection of the sheathing, and replacement of any deteriorated decking
  • Synthetic underlayment across the full deck
  • Ice-and-water membrane in the valleys and around penetrations
  • New drip edge, and flashing at chimneys, vents, walls and skylights
  • Ridge venting or replacement of existing vents as the roof requires
  • Architectural shingles installed to the manufacturer's specification
  • Fascia and rake board replacement where rot is found
  • Full site cleanup and a magnetic sweep for nails

What drives the price

How a roofing job runs

  1. Step 1

    Roof walk and written quote

    Alberto gets on the roof, not just in the yard. He checks decking, flashing, ventilation and the condition of the fascia, then puts the scope in writing before anything is scheduled.

  2. Step 2

    Materials and scheduling

    You choose the shingle line and color. We schedule around the weather window, which in this region means being honest with you about October through March.

  3. Step 3

    Tear-off and deck inspection

    The old roof comes off and the deck gets inspected in daylight with nothing covering it. If there is rot, you see it and you get told what it costs before it is covered back up.

  4. Step 4

    Dry-in and installation

    Underlayment and flashing go on the same day the tear-off happens, so the house is never left open overnight. Shingles follow.

  5. Step 5

    Cleanup and final walkthrough

    Debris hauled, magnetic sweep of the yard and driveway, and a walk of the finished roof with you before the last payment.

Architectural asphalt shingles
The default for this market and the right answer for most homes here. Heavier than a three-tab, better wind rating, and a dimensional look that suits the Craftsman and ranch stock across Pierce County.
Three-tab asphalt shingles
Lighter and cheaper, and increasingly rare on replacements. Worth considering on a rental or a short hold, not on a house you intend to keep.
Ventilation
Most roof systems in this region fail early because the attic never dries out. Ridge and soffit venting is not an upgrade line item here, it is part of making the roof last.
Moss treatment and zinc strips
North-facing slopes under tree cover will grow moss in this climate no matter what shingle goes down. Zinc or copper strips at the ridge slow it considerably.
